More than 50 million Americans, 18% of our population, have disabilities, and each is potential customer. By the year 2030, there will be approximately 71.5 million baby boomers over the age of 65. They will be demanding products, services and environments that meet their age-related physical needs

Your Commercial real estate customers need to be made aware of the requirements contained in the Americans with Disabilities Act (ADA). This will enable your customer to use due diligence when choosing a business location. Accordion to the ADA, any business that provides goods or services to the public is considered "public accommodations" and falls under the rules and regulations of the ADA. 

The main objective of the ADA is to eliminate discrimination against people with disabilities and to fully integrate them into American economic life. 

What you will learn:
• Understand the scope of coverage for the Americans with Disabilities Act (ADA) and the different types with emphasis on Title III public accommodations
• Gain understanding of the 12 categories of public accommodations and how the physical location of the pro[erty and its intended use pertain to the categories
• Use criteria to decide which types of accessibility survey is relevant for a specific real esate transaction and, if necessary, how to generate an implementation plan to accomplish readily achievable barrier removal
• Provide guidance on how alterations and renovations impact the 20% rule
• Gain practical knowledge of landlord/tenant responsibilities and lease language
• Provide guidance on business accommodations past the built environment, with emphasis on service animals and other power-driven mobility devices• Gain practical knowledge of how the financial cost of compliance can be defrayed using tax incentives provided in the Internal Revenue Service tax code. 

ATTENDANCE POLICY
1. CE credit will not be awarded if arrival and check-in are not complete by 1:20 p.m. No exceptions. Please allow adequate commute time. 
2. Check in with ORRA staff and sign morning and afternoon attendance sheets.
3. FREC requires a licensee attend 90% of each of the classroom hours. Physical attendance is required for the duration of class. 
4. Electronic note-taking is permitted on silent devices, only. Cell phone use is permitted during designated breaks.

DeLuca, Cynthia

Cynthia DeLuca was born and raised in DeLand, Florida. After completing a simultaneous closing on her own residence, all with a 1 year old and a 2 week old baby, Cynthia thought real estate looked fun and easy. (Yeah, right). She decided to leave her stressful advertising career and make the change to the real estate profession, all hoping to leave the deadlines and long hours at the office behind her.

Cynthia managed over 100 agents throughout 6 offices as the broker and owner of the largest independent real estate company in Central Florida. In 2016 she sold her company to ERA Grizzard Real Estate, one of the top 350 real estate companies in the nation. She then assumed the role as their Director of Education. She became an instructor in 2002, has written multiple CE and GRI courses for several states and has spoken at several state and national events, including the National Association of REALTORS®.

Cynthia has been featured in both Florida Realtor® Magazine and the National Realtor® Magazine. She has received the prestigious Florida Realtors Educator of the Year award along with the Orlando Regional Realtor Association's Educator of the Year award. The youngest of 6, Cynthia is married with four children.

Cynthia's passion is property management and investment properties. In her spare time, she collects rental properties and visits her favorite hangout, Lowe's.
