Class Description:
Chances are if you haven’t experienced a seller who is getting a divorce, recently passed away, or has their ownership in a trust, you will soon. Florida is a retirement center for many throughout the world, so it’s common to run across many forms of ownership like some of the ones we will be discussing. In addition, circumstances arise for the need to sell a house in many divorce cases. But who really owns the house? And what rights do the survivors and spouses have? Let’s dive deeper and explore.

NOTE:  This course is not designed to give legal advice. Please refer customers to their legal counsel. This course is merely to assist the licensee in the overall process of the transfer of property and the legal entities of ownership.

After taking this class students will be able to:
•Identify how to handle conveying a property when a seller has recently passed away.
•List the timeliness and requirements of probate.
•Determine which person has the legal right to represent the decease person in a probate estate.
•Explain how to handle a life estate ownership.
•Differentiate between marital statuses in Florida and how to handle them when selling a house.
•Identify the signatures required when selling a property owned by a corporation.
•Specify what the term “etal” means and how it affects the ownership of real property.
•Know how to handle the sale of a property where a reverse mortgage has been obtained.
•Differentiate the ways to take title to real property in Florida.

Attendance Policy:
1. FREC requires that licensees attend 90% of instructional class time.
2. CE credit will not be awarded to students who miss more than 10 minutes of instructional time.
3. All attendees MUST remain logged in at all times to receive CE credit.

Cancellations/No-Shows
Cancellations not received at least two (2) days prior to class start time will result in the forfeiture of the registration fee. ORRA does not offer class credits for cancellations; however, if notified at least two days prior to class start time, ORRA can transfer the funds to a future class of your choice. Attendee must know what class they’d like to transfer the funds to at the time of cancellation. This does not apply to designations/certifications. Refunds will not be granted for no-shows. Cancellations can be made through ORRA’s Professional Development Department at (407) 513-7268 or education@orlandorealtors.org.

Nishad Khan

Nishad Khan - ORLANDO, Florida Lawyer - Justia

Nishad Khan founded Nishad Khan PL in 2007 after working at key Orlando law firms. He has over 13 years' experience representing developers, buyers, sellers, and lenders in every phase of commercial and residential property transactions.

More than a real estate lawyer, Nishad also is a licensed real estate broker, giving him an insider's perspective into all stages of the process.
