Maybe you’ve heard the term before. Maybe you had a seller who said it applied to them. So, what does being “grandfathered in” really mean? Together, let’s explore how this affects our sellers when they choose to sell, how this will affect the buyers who purchase the property, and how we can protect ourselves from potential liability with disclosures and verifications. Let’s look further into the statement “But I’m grandfathered in."

You will also learn:

• Identify how the term “grandfathered” in affects sellers, buyers and real estate professionals in the transaction.
• List the priority items to look for in a zoning search and review for a customer.
• Determine how zoning classifications differ based on the governing jurisdiction over the property.
• Understand the importance of a buyer verifying the zoning prior to the purchase and where to confirm.
• Explain how to handle a non-conforming lot use.
• Identify what a variance is, how it is granted, and how it affects the customer.
• Differentiate between an area variance and a use variance
• Know the options available through forms for zoning change requests.

ATTENDANCE POLICY
1. CE credit will not be awarded if arrival is after 1:10 p.m. No exceptions.
2. FREC requires a licensee attend 90% of each of the classroom hours. You must be logged into the webinar for the duration of class for your attendance to be tracked.

Patricia Sherman

Patricia Sherman is an active Broker Sales Associate for Coldwell Banker Vanguard Realty in Fleming Island, Florida. A member of the Northeast Florida Association of Realtors® since 1994, it has only been in the last few years that her love of teaching has come over to real estate. After retiring from the United States Navy, where Patricia worked as an Air Traffic Controller for almost 22 years, she decided to try something totally different! Patricia holds an Associate in Arts Degree; has her broker’s license, Florida real estate instructor’s license, and earned the following designations and certificates: Graduate Realtor® Institute (GRI), Senior Real Estate Specialist (SRES), Certified Site Professional (CSP),e-PRO, AHWD, Military Relocation Professional (MRP) Florida Military Specialist (FMS) and (LMC). 

Patricia was awarded the Northeast Florida Association of Realtors® ‘Educator of the Year’ award in 2005, 2010, 2013 and 2017. She also instructs for the American Heart Association’s CPR, BLS and First Aid courses. Her personal philosophy is “To enjoy every day, use humor as often as I can, to SMILE, and live li fe to its fullest!” Patricia is married to the “Love of her life” and has been for over 37 years! She has 2 daughters, 6 grandchildren, 2 dogs and 2 parrots.
