About the Course:

Commercial real estate requires a different analytical approach than residential brokerage because property value can be influenced by income production, tenant quality, operating expenses, lease structure, location, zoning, access, and market demand.

This course provides REALTORS® with a practical foundation for understanding the commercial property types most commonly encountered in real estate practice, including office, retail, industrial, multifamily, land, mixed-use, and special-purpose properties. Participants will explore the characteristics and value drivers associated with different property types and learn how these factors can influence client decisions.

The course is designed for REALTORS® who are beginning to work with commercial transactions, as well as those seeking a stronger foundation for understanding commercial terminology, property characteristics, value factors, potential risk areas, and when qualified professional assistance may be appropriate.


Learning Objectives:

After taking this class, participants will be able to:
 

• Identify the principal commercial property categories, including office, retail, industrial, multifamily, land, mixed-use, and special-purpose properties.
• Explain how occupancy, lease terms, tenant demand, operating expenses, intended use, and future exit strategy can affect commercial property value.
• Identify major market and location factors that influence commercial property demand, including access, visibility, demographics, surrounding land uses, competitive supply, and market conditions.
• Recognize property-level value drivers, including rent roll quality, lease structure, vacancy, expense recovery, deferred maintenance, parking, zoning, permitted use, expansion potential, and site functionality.
• Recognize commercial real estate issues that may require additional review by qualified specialists, including title, survey, environmental, engineering, zoning, lease, financial, insurance, or construction professionals.
• Communicate commercial property characteristics, value drivers, confirmed facts, open questions, and recommended next steps to clients in a professional manner.

All courses cancelled more than 48 hours prior to the course date will receive a refund. Cancellations with less than 48 hours’ notice will receive a credit toward another course scheduled during the same year.

It is the responsibility of the member to notify ORRA of any educational credit being used.

“No Shows” forfeit the registration fee.
