We handle escrow anytime we handle money that doesn't belong to us. This can include sales contract deposits, rent, security deposits, advanced rents, or maintenance money for repairs. This course will highlight ways to handle other people's money while staying within the law and guidelines.

What you will learn:
• Understand the differences of escrow funds versus other funds
• List the options of who can hold escrow.
• Explain why a broker would or would not hold escrow.
• Utilize company money within escrow accounts.
• Explain the time requirements for escrow deposits.
• Understand the time requirements for escrow deposit receipts.
• Understand how to handle worthless checks.
• Familiarize yourself with the steps required in escrow account reconciliation.
• Utilize methods to handle discrepancies in reconciliation.
• List software options that can help in the reconciliation process.
• Know where to find monthly checklist as an aid in their reconciliation process.
• Know what to expect during an escrow audit. 


ATTENDANCE POLICY
1. CE credit will not be awarded if login is not complete by 8:45 a.m. No exceptions. 
2. FREC requires a licensee attend 90% of each of the classroom hours. You must be logged into the webinar for the duration of class for your attendance to be tracked.

DeLuca, Cynthia

Cynthia DeLuca was born and raised in DeLand, Florida. After completing a simultaneous closing on her own residence, all with a 1 year old and a 2 week old baby, Cynthia thought real estate looked fun and easy. (Yeah, right). She decided to leave her stressful advertising career and make the change to the real estate profession, all hoping to leave the deadlines and long hours at the office behind her.

Cynthia managed over 100 agents throughout 6 offices as the broker and owner of the largest independent real estate company in Central Florida. In 2016 she sold her company to ERA Grizzard Real Estate, one of the top 350 real estate companies in the nation. She then assumed the role as their Director of Education. She became an instructor in 2002, has written multiple CE and GRI courses for several states and has spoken at several state and national events, including the National Association of REALTORS®.

Cynthia has been featured in both Florida Realtor® Magazine and the National Realtor® Magazine. She has received the prestigious Florida Realtors Educator of the Year award along with the Orlando Regional Realtor Association's Educator of the Year award. The youngest of 6, Cynthia is married with four children.

Cynthia's passion is property management and investment properties. In her spare time, she collects rental properties and visits her favorite hangout, Lowe's.
