Many landlords have difficulty collecting the rent due to them. Many tenants have circumstances that happen to them that are not always in their control. Landlords can become frustrated if they've experienced a situation where they couldn't collect rent from the tenant.

Take this course and learn how there is an alternative to the stress: subsidized housing. A portion or all of the rent could be paid by HUD, in essence, "guaranteeing" the rent. As a property manager, having experience with subsidized housing can help you gain landlords and help your job easier when it comes to collecting rent. But you need to understand the rules and regulations that come with it.

Jean Cidel
Jean Cidel is a Haitian-AmericanReal Estate Broker & Real Estate Investor. With a Masters Degree in Electrical Engineering from University of Southern California and having worked in the aerospace industry for 7 years, jean decided in 2004 to pursue a career in real estate instead.

From 2004 to 2006 jean assisted buyers and sellers in the real estate industry. In 2006, with just 2 years of experience in real estate, Jean decided to fast-track his career when he became the real estate broker-owner of JTC Realty Group, where he managed up to 19 realtors and the day to day operations of the brokerage. During this time period, Jean also became a partner/presenter with the Metro Orlando Urban League where he shared his real estate knowledge at several HUD-Approved “First time Home buyer” 8-hour Workshops. During the 8-year period from 2006 to 2014 as broker-owner of JTC Realty, Jean also became an experienced Real Estate Investor with 5-to-8 residential “renovate & sell” projects as well as 4 long-term rental properties owned in his personal real estate portfolio which he self-managed. Following the Real Estate Market Recession and some financials set-backs as a real estate investor, Jean did not get discouraged. He studied and discovered the up-side to Guaranteed Rental Income which the Section8 Program affords. Having gone through some business restructuring throughout the downturn, in 2014 he became broker-owner for Sunstate Realty of Central Florida.  Today, Jean’s Real Estate investment portfolio contains 11 self-managed rental units, 10 of which are under the Section8 Program. His experience with the Section 8 Public Housing Authorities now span areas of Orange County, City of Orlando, Lakeland and the Winter Haven Housing Authority.
