This class will walk students through the reasons people invest in real estate and how to best manage it once you have made the leap. This course includes an outline, workshops, individual study, case studies, and analysis of potential investments, based on properties submitted by the students! That means that the material used in this course comes from the real world buying, managing and selling experiences of past students as well as the instructor. You will also learn: • Define the four dominant reasons people invest in real estate • List the three primary types of ownership • Complete a cash flow analysis on the forms provided • Define relevant terms such as: Net operating income, Gross income, present value, depreciation, net spend able income, gross rent multiplier and cap rate • Prepare the paperwork and define the steps in a residential eviction. ATTENDANCE POLICY 1. CE credit will not be awarded if arrival and check-in are not complete by 8:50 a.m. No exceptions. Please allow adequate commute time. 2. Check in with ORRA staff and sign morning and afternoon attendance sheets. 3. FREC requires a licensee attend 90% of each of the classroom hours. Physical attendance is required for the duration of class. 4. Electronic note-taking is permitted on silent devices, only. Cell phone use is permitted during designated breaks. She currently provides acquisitions and disposition services to private and institutional clients as well as, works with special servicers and lenders with workouts of distressed properties. Her primary focus is selling investment properties; which include single tenant net leased (NNN) properties, retail strip center, grocery anchored and power shopping centers. Cynthia has worked throughout the United States, acquiring properties for a Real Estate Investment Trust (REIT), doing site selection and working with retail tenants on sale leasebacks. She now uses that experience to help sellers in analyzing, marketing and selling their properties. Cynthia also does consulting and many other facets of Commercial Real Estate.
